Dedication to Phillis Hole signed and dated 1728. Manuscript estate plan on vellum, comprising five vellum panels, overall size 840 x 1670mm, in sepia ink, water courses and major roads in green outline, field names , size and usage depicted, outbuildings and estate farms drawn in detail, gates, fences, wood, hedgerow, and coppice tree varieties shown. The main estate plan covers East and West Down in West Pennard with inset sections of other parts of the estate drawn around it, the lower left corner decorated with an elaborate dedicatory cartouche, lower right corner with a large birds-eye view the main house at Pilton, the gardens and orchards around and surmounted by an elaborate hunting scene with a scene of a huntsman falling off his horse, one large decorated compass rose, four smaller roses, titled the top the two sides further decorated with 11 equestrian vignettes, showing dressage and scenes in the stable-yard (lower margin slightly gnawed, right margin torn with loss of part, left margin slightly stained). An interesting estate plan for part of the Manor of East Pennard, three miles east of Glastonbury in Somerset, with an artistic and detailed depiction of estate life at the time. The depiction of the hunting accident illustrates the death of Robert Jeanes, sister of Philippa, who was killed out hunting in 1714. Philippa married William Hole and inherited the estate. The skilful cartographer and surveyor Thomas England is not recorded by Eden, although three undated estate plans by a Thomas England are on deposit at Somerset record office. The grand and slightly unusual nature of England's depiction of the house and estate suggests a surveyor and draughtsman of some ability not usually associated with smaller estate plans, and indeed the use of the surname England might suggest a foreign surveyor.
